Property Profile

    Prime hunting and recreational ranch within an hour of San Antonio. Terrain

    Gently rolling sandy soil with a good distribution of Oaks, Ash and old growth Mesquite. Mound Creek (seasonal) winds across the NW corner of the ranch providing bottom-land cover and prime game habitat along its length. A majority of the ranch has an even distribution of typical South Texas brush, except for several areas that have been cleared for food plots and a building site.

Location

    Located in Karnes County on CR 271, which is County maintained. Approximatly 3.5 miles off of State Hwy 119, about 7 miles S of Gillett or 14 miles NW of Yorktown. To get there from FM 119, turn north on CR 269 and follow it to the intersection of CR 271, turn left, then follow CR 271 approximatly 1 1/4 miles, sign is on the right, address is 3939.

    Thick native brush including beebrush, whitebrush, catclaw and mesquite.

Wildlife

    South Texas whitetail deer, turkey, wild hogs, dove, quail and numerious species of small game.

Hunting

    This region is among the best Texas has to offer. The ranch is in a secluded area, where there are few neighbors, but an easy driving distance to San Antonio. The brush and creek bottoms attract a great deal of game and the area ranches are mostly low fenced, allowing the game to range naturally over a large area.

Fencing

    The ranch is perimeter fenced with 4' high barbed wire and field fencing. The fence condition ranges from good to new.

Water

    The are three stock tanks on the ranch that are currently holding water. There is also two other tanks that have since silted up, but can be restored.

Improvements

    The owner has recenty drilled a new water well that is 200' deep and yields 20 gallons per minute. The well is completed and a water line extends to the RV/house site. There is also an existing windmill well that supplies a stock tank. In addition, the owner has recently installed a new 1,000 gallon septic system that can service a number of RVs or a three bedrom home. There has been a fair amount of clearing done for the home site.

Minerals

    Seller is believed to own an undivided 50% of the mineral Royalty rights and 100% of the Executive rights. Conveyence is subject to negotiation.
